1.         Positioning: Understanding the market and properly positioning your house to maximize exposure and to attract the most qualified buyers.

6.      Maximize Value: During the declutter phase your closets should be limited to only current season and should not be more than half full. This tactic alone sends a huge subliminal message that the home is more spacious. Kitchen and bath countertops should be free of all but a few decorative items. Cabinets should also be cleaned and organized and not more than half full, again giving the mental picture of having ample storage space. The garage is no different, pack it up and remove everything. Especially in Florida where storage space is a minimum, the garage and closets become a higher market value proposition. Removing furnishings that dictate a room’s use such as game room or gym equipment will allow the buyer to see their furniture in the room.

 

7.      Boat Dock Appeal: Cape Coral is known as a waterfront paradise with over 400 miles of fresh and salt water canals that provide access to the Gulf of Mexico. Curb appeal is important in making a first impression but so is the back of the home in many of these waterfront communities. The Pool and outdoor entertaining areas are highly marketable features increasing market value. The boat dock appeal or how your home looks and functions from the water’s edge is an inviting selling proposition that is often overlooked.
